From First Call to Keys

Seven steps. Most of the anxiety in this process comes from not knowing the order, so here it is.

  1. Talk to us first

    Before you look at a single house. We go through your income, your debts, your savings and your goals, and tell you what programs are realistically open to you.

  2. Get properly pre-approved

    Not pre-qualified. Pre-approval involves real verification and it carries weight when your agent presents an offer.

  3. Find the house

    This is the part that takes as long as it takes. Your pre-approval letter travels with your offer and tells the listing agent you are serious.

  4. Offer accepted, file opens

    Once you are under contract we order the appraisal, collect documentation and start underwriting. We tell you exactly what we need and when.

  5. Appraisal and underwriting

    The property is valued and the file is reviewed. This is where most surprises live, which is why we front-load the documentation rather than chase it late.

  6. Clear to close

    Underwriting signs off. You get your closing figures in advance so nothing at the table is new information.

  7. Closing day

    You sign, the loan funds, and you get the keys. We are reachable through all of it and afterwards.

What We Will Ask You For

Gathering these early is the single biggest thing you can do to keep a closing on schedule.

Income

Recent pay stubs, the last two years of W-2s or returns, and for self-employed borrowers, business returns and a profit and loss statement.

Assets

Recent statements for the accounts your down payment and closing costs are coming from. Gift funds need their own documentation, which we will walk you through.

Identity and history

Photo ID, and details of where you have lived and worked. VA borrowers add a Certificate of Eligibility, which we can usually request for you.
